Update on the St. Joe Rivercamps

PANAMA CITY BEACH — Despite the current dilapidated appearance of the sales office across Back Beach Road from Pier Park, the 1,500-acre RiverCamps development off County 388 is still moving forward.

Jerry Ray, senior vice president of corporate communications, said Friday that the St. Joe Company development on Crooked Creek was "doing just fine."A new sales office has been opened on-site at the development, which when completed will encompass 408 units on acre lots, each with the look and feel of a rustic lodge.

The rundown look of the sales office on Back Beach Road is the result of the building being "repurposed," Ray, said, including the unbolting and removal of the roof to the new location.
"We are preparing that parcel for another use," Ray said, noting its important location across from Pier Park.

The large RiverCamps area, which includes salt marshes, Crooked Creek and part of West Bay in one estuary, is located near where the new Panama City-Bay County International Airport will open in May of 2010.About 1,000 acres of the site, which has been billed as a "new realism," will be dedicated to conservation and nature.

Ray said the removal of the sales office to the RiverCamps site is the natural result of the anticipated increase in traffic on County 388 as the new airport comes on-line.
Since sales began at RiverCamps, about 188 units of the proposed 408 have been sold, according to St. Joe's last quarterly report, though Ray did note that current real estate sales nationally have slowed dramatically.

Update on the new Panama City – Bay County International Airport

The Panama City – Bay County International Airport Authority has directed Airport Executive Director Randy Curtis to evaluate the options for establishing a Foreign trade zone at the new international airport currently under construction in West Bay.

“The airport board believes it is important to establish a Foreign Trade Zone at the new airport in order to maximize its economic development potential,” said Airport Authority chairman Joe Tannehill. “Having a foreign trade status at the new airport will put us in another category altogether and be an important differentiator in competing for new jobs and business expansions.”

The action taken by the Airport Authority is in consideration of extensive statistics documenting the importance of foreign trade to the Florida economy. It noted that establishing a Foreign Trade Zone at the new Panama City - Bay County airport would make the new facility one of 10 airports in Florida.

Airport board members agreed that Foreign Trade Zone in West Bay would benefit the community and the region by facilitating and expediting international trade, providing special customs procedures as a public service to help firms conduct business, encouraging and facilitating exports, attracting offshore activity, assisting state/local economic development efforts and creating employment opportunities.

The action taken directs Airport Executive Director Randy Curtis to begin immediately preliminary work to create a Foreign Trade Zone at the new international airport in WestBay.

It obviously depends on your definition of affordable, but it is again possible to purchase a new single family home for under $200,000 in Panama City, Florida. I’m not referring to short sales or foreclosures either. Several subdivisions are under way in Bay County and surrounding areas. For $125,000 you can purchase a 1100 sq. ft. single level home with 3 bedrooms, 2 baths, custom cabinets, crown molding, with an open floorplan.
